Radon Testing

Radon is a naturally occurring radioactive gas that enters most homes through the homes basement, slab, or crawlspace. High levels of radon in the home are responsible for the second highest rate of lung cancer in the United States only being beat by cigarette smoke. Radon is odorless and colorless it can only be detected from testing by a trained and licensed Radon Technician. Home Guard Home Inspection is licensed in the state of NJ to perform Radon testing.

Underground Oil Tank Scans

Underground oil tanks can pose one of the biggest liabilities to new home owners. Heating oil tanks buried on properties decades ago are susceptible to rot and decay due to moisture and water intrusion over years causing them to leak. Oil tank leaks can go undetected for years causing the being oil to contaminate the surrounding property leading to an environmental nightmare. Clean up cost can reach in the tens of thousands of dollars that are not covered by most insurance company's, leaving the new owners to foot the bill. Our inspectors use the latest technology to survey the property locating hidden tanks and flagging them for further investigation.

360° Sewer Line Scope (Sewer Main Inspection)

A homes main sewer line is designed to carry all the homes used water and waste from a main exit point in the home to a point where the line ties into the city's central sewer system. This line is buried on the homes property and is susceptible to damage caused by overgrown tree's, root intrusion, rot, decay,solid waste blockage, and major breaks in the line caused by shifting in the soil. These lines can cost between $5k -$10k to replace and in some cases more leaving the new home owners to foot the bill. Our inspectors use 360° Rotating High Definition Cameras to video record and inspect the length of the interior sewer pipe looking for any potential damage and make a full report on their condition.

Mold Testing

Home Guard's inspectors always look for visual signs of mold during our Inspections and make notes in our reports if found. When found some clients want to know if the mold found is toxic and opt for mold testing. Our inspectors capture mold spores on sample slides and send them to an independent laboratory for full analysis to determine the type of mold and its potential health hazards. Mold Testing includes 3 samples and full report. Additional samples available upon request.

Pool Inspections

Our certified pool inspectors inspect inground pools and spas for defects. Our team carefully inspects the structure, pool equipment, safety features, accessories, electrical systems, plumbing, liners, and the pools fence. We make a full report for our potential buyers referencing any defects found. (Note: We do not test pool liners for leaks. Please contact a pool specialist to perform leak down test if necessary.)

Chimney Inspections

Level 1: Chimney Inspections are included with our normal home inspection but some times buyers or homeowners need a certification for township requirements. Our inspectors do a visual inspection of the entire fireplace and chimney system including the fireplace firebox, flue, damper, exterior chimney and cap. Level 2: This Inspection includes everything in our level 1 with the addition of a video camera Inspection of the interior lining of the chimney system.

Pre-Listing Inspection

Pre listing inspections are designed for sellers to identify issues in the home prior to listing them on the market for sale. Sellers can benefit by identifying any problems that could potentially cause a buyer to walk from a deal by addressing the problems before the buyers Inspection, or disclosing them on the MLS. Pre listing inspections can be a huge cost saver by finding problems before they become an issue in the middle of a transaction.

Flir I.R.

Our infrared technology gives us the ability to look behind walls to identify many issues that the naked eye cannot see. This gives us the ability to find such things as leaks, heat loss, shorts in wires, and other hidden defects.

Drone

Sometimes our inspectors cannot get on a roof or other area of a home due to safety issues. Other home Inspection company's would list this as a limitation and leave the door open for the possibility of a missed defect. Home Guard uses some of the best drone technology in the business to get where the inspector can't and be our eyes in the sky.

360° High Definition Inspection Camera

Our H.D. Inspection cameras are designed to inspect the inside of areas of the home where inspectors can't go. This gives us the ability to inspect things such as, heating ducts, sewer lines, and chimney flues. Our cameras have the ability to record video in high definition, with rotating heads that give us the ability to get a 360° view of the item we are inspected and be played back at a later time for full analysis.
